What is the difference between a Phase I ESA and a PCA?

A Phase I Environmental Site Assessment (ESA) focuses on identifying environmental liabilities and contamination risks to satisfy CERCLA requirements. A Property Condition Assessment (PCA) evaluates the physical and structural integrity of the building’s systems, such as HVAC, roofing, and plumbing, to support capital planning.

Yes, our reports are meticulously prepared to meet ASTM E1527-21 standards for Environmental Site Assessments and ASTM E2018 for Property Condition Assessments. This ensures they are fully structured for credit review and underwriting by banks, SBA lenders, and equity partners.

A standard Phase I ESA or PCA typically takes 10 to 15 business days to complete, depending on the availability of historical records and site access. We also offer expedited services for high-velocity transactions that require faster turnaround times.

If an REC is identified during a Phase I ESA, we provide a clear roadmap for resolution. This may include a Phase II investigation involving physical sampling (soil or groundwater) to confirm the presence and extent of any potential contamination.
